No. 10 Oaklands Road is located on the south end of Oaklands Road. The dwelling is an end of terrace, family dwelling arranged over three storeys. The current dwelling consists of a bedroom and wc on the ground floor with a kitchen and living area on first floor, with further bedrooms above. It has a large rear garden, bordered on the south side by a large existing pitched roof garage outbuilding. The surrounding area has a mixture of different housing stock from large family dwellings to terraced housing and housing blocks with large gardens. This application is for a single-storey extension to the rear of the property. The proposed extension will house an open plan kitchen dining area with access into the garden. The existing WC will be converted into a shower room. The proposed extension and reconfigured ground floor will create a modern light filled interior in line with contemporary expectations and ways of living. The additional space will allow a multi generational family to continue living together in Bromley, for years to come. The provision of a ground floor kitchen and living area will ensure the dwelling functions equally well for young and old.

An important aspect of the design process has been to carefully consider the neighbouring properties and minimise any possible impact, whilst providing a positive addition to the rear elevation and provide high quality spaces.

There are several examples of rear extensions along Oaklands Road and near by streets. The scale and massing of the proposed extension has been developed with particular reference to the adjoining garage outbuilding. The height of the proposed extension relates to the eaves height of the neighbouring garage outbuilding where they meet. A reduced height link connects the proposed extension to the existing.

 

All proposed materials will be sympathetic to the existing building. 10 Oaklands Road has been rendered at ground floor, with brick above. The proposed extension is to be rendered in a rough cast, off white render creating a sympathetic addition to the existing dwelling. Details are to be smooth render in the same off white colour adding subtle detail to the proposal. Large metal framed windows are proposed on the new elevation. A roof-light is proposed letting light deep into the plan.

The proposed extension is a well considered and positive addition to the existing dwelling. The additional space allows the ground floor plan to be reconfigured bringing it up to date with contemporary ways of living and will allow the applicants to enjoy the property for years to come. The mass and material detail of the proposed extension are sympathetic to the existing building and considerate of the neighbouring properties.
